A new restaurant designed with multiple rooftop units and exhaust fans was inspected and tested by Melink to ensure the system is properly installed and operating. Upon arrival, the Melink technician met with the GC and mechanical contractor, reviewed the plans/specs, and checked the equipment and installation. The following discrepancies were noted and discussed with the MC:
- RTU-1 designed for 17.5 tons but 20 ton unit installed
- Number air devices for RTU-3 do not match prints
- Two exhaust fans installed on wrong curbs
- Missing back-draft dampers on exhaust fans
- EF-1 not operating
- RTU's cycling on and off without call from thermostats
- Loose flex duct causing air leakage above the ceiling
While the contractor was repairing these items, the Melink technician measured airflows and adjusted fan speeds and dampers. The purpose was to achieve optimal comfort and energy efficiency.
During the air balance, Melink found other discrepancies, such as poorly installed dampers that rattled and squeaked. Again these were punch-listed for correction and fixed prior to the restaurant's grand opening.
Final Results
- Contractor fixed several deficiencies right away.
- Reduced speed of 6 exhaust fans to save conditioned air and energy/money.
- Corrected building pressure to slight positive of +.005" wc for optimal comfort.
- Melink emailed report with punch list, recommendations, and photos to client within 3 days.
